Yet it is precisely at times like these that the fundamental difference between an ordinary investor and an experienced one begins to emerge.

While one primarily makes decisions based on emotions and the latest news, the other looks for facts, data, and the bigger picture. They do not ask only what is happening today, but above all what impact current events are likely to have several years from now.

This was the subject Monika Kaličinská explored during her presentation at the Real Estate Brunch in Prague. From an investor’s perspective, however, other factors are far more important.

Over the past several decades, Dubai has systematically built an environment that attracts foreign capital. It has invested in infrastructure, security, legislation, and the business environment. The goal is not merely short-term growth, but the long-term strengthening of the city’s position as one of the world’s leading investment hubs.

That is why, according to Monika, it is not appropriate to evaluate Dubai solely through the lens of individual events or short-term fluctuations. Far more important is the long-term strategy that the United Arab Emirates has been pursuing for many years.

An investor who understands this strategy can better assess whether current uncertainty represents a genuine risk or merely a short-term event that does not alter the market’s long-term direction.
